The land price and POI data of 373 rail transit stations in Chengdu were obtained, and the geographically weighted regression model (GWR) with local variable parameters was used to analyze the value-added effect of Chengdu rail transit stations on surrounding land. The results show that compared with the traditional multiple linear regression model (OLS), the GWR model not only has better fitting effect, but also better weakens the spatial effect of standard residuals. At the same time, it describes the spatial heterogeneity of the relationship between the layout of the surrounding circle and the land value.
