The Red Mansion at No. 106 Huangpu Road, Shanghai, was constructed in 1911. It is a three-story brick-wood structure. In its comprehensive protective renovation project, three major challenges were encountered: the simultaneous construction of a complex group of adjacent deep foundation pits, the overall ultra-high jacking by 6.55 m to restore its historical appearance, and the synchronous development of underground space together with the improvement of the building’s seismic performance. To address these challenges, a complete set of key techniques was proposed, integrating underpinning, active deformation control, synchronous high-position jacking, and seismic isolation with story addition. Using an adjustable active underpinning system, the cumulative additional deformation of the Red Mansion during the construction of the surrounding deep foundation pits was controlled within ±5 mm. A relay lifting technique combining "lifting + jacking" was adopted to achieve the ultra-high jacking of 6.55 m, along with the simultaneous high-position rectification of 300 mm. The addition of a seismic isolation layer significantly enhanced the structural seismic performance. After three rounds of whole-process load transfer, the maximum inclination ratio of the building foundation was reduced from the initial 9.12‰ to below 2.5‰, with no new structural cracks generated. This project realized the in-situ preservation, jacking with story addition, and functional upgrading of an outstanding historical building in Shanghai under the condition of simultaneous construction adjacent to a group of deep foundation pits, setting a record for the highest overall jacking height of modern outstanding historical buildings in China.

上海黄浦路106号“红楼”建于1911年,为三层砖木结构。在其保护性综合改造工程中,面临周边复杂深基坑群同步施工、整体超高位顶升6.55 m以恢复历史风貌以及同步开发地下空间并提升建筑抗震性能的三重挑战。针对上述难题,提出了融合基础托换、变形主动调控、高位同步顶升与隔震增层的成套关键技术:通过可调式主动托换系统,将周边深基坑群施工期间红楼的累积附加变形控制在±5 mm以内;采用“提升+顶升”接力式抬升工艺,实现了6.55 m的超高位顶升,并同步完成300 mm的高位纠倾;增设隔震层显著提升了结构的抗震性能。经全过程三次荷载转换,建筑基础最大倾斜率由初始的9.12‰恢复至2.5‰以下,且未产生新增结构性裂缝。该工程在紧邻深基坑群同步施工的环境下实现了上海市优秀历史建筑的原位保护、顶升增层与功能提升,创造了近代优秀历史建筑整体顶升高度之最。

上海黄浦路106号“红楼”建于1911年,为三层砖木结构。在其保护性综合改造工程中,面临周边复杂深基坑群同步施工、整体超高位顶升6.55 m以恢复历史风貌以及同步开发地下空间并提升建筑抗震性能的三重挑战。针对上述难题,提出了融合基础托换、变形主动调控、高位同步顶升与隔震增层的成套关键技术:通过可调式主动托换系统,将周边深基坑群施工期间红楼的累积附加变形控制在±5 mm以内;采用“提升+顶升”接力式抬升工艺,实现了6.55 m的超高位顶升,并同步完成300 mm的高位纠倾;增设隔震层显著提升了结构的抗震性能。经全过程三次荷载转换,建筑基础最大倾斜率由初始的9.12‰恢复至2.5‰以下,且未产生新增结构性裂缝。该工程在紧邻深基坑群同步施工的环境下实现了上海市优秀历史建筑的原位保护、顶升增层与功能提升,创造了近代优秀历史建筑整体顶升高度之最。

The Red Mansion at No. 106 Huangpu Road, Shanghai, was constructed in 1911. It is a three-story brick-wood structure. In its comprehensive protective renovation project, three major challenges were encountered: the simultaneous construction of a complex group of adjacent deep foundation pits, the overall ultra-high jacking by 6.55 m to restore its historical appearance, and the synchronous development of underground space together with the improvement of the building’s seismic performance. To address these challenges, a complete set of key techniques was proposed, integrating underpinning, active deformation control, synchronous high-position jacking, and seismic isolation with story addition. Using an adjustable active underpinning system, the cumulative additional deformation of the Red Mansion during the construction of the surrounding deep foundation pits was controlled within ±5 mm. A relay lifting technique combining "lifting + jacking" was adopted to achieve the ultra-high jacking of 6.55 m, along with the simultaneous high-position rectification of 300 mm. The addition of a seismic isolation layer significantly enhanced the structural seismic performance. After three rounds of whole-process load transfer, the maximum inclination ratio of the building foundation was reduced from the initial 9.12‰ to below 2.5‰, with no new structural cracks generated. This project realized the in-situ preservation, jacking with story addition, and functional upgrading of an outstanding historical building in Shanghai under the condition of simultaneous construction adjacent to a group of deep foundation pits, setting a record for the highest overall jacking height of modern outstanding historical buildings in China.

我国城镇化已进入存量提质增效的发展阶段,城市更新成为推动城市高质量发展的重要举措,而优秀历史建筑作为城市文化遗产的核心载体,其保护与合理利用是城市更新进程中的关键命题。当前,城市建设已迈入纵向立体化发展阶段,地下空间开发成为破解城市土地资源紧张、完善城市功能、缓解“城市病”的重要途径,尤其对于历史建筑集中区域,地下空间的开发不仅能有效拓展使用空间,更能实现历史建筑的功能升级,让老建筑适配现代城市的发展需求,彰显历史传承与当代活力的有机融合1-4
上海作为近代历史文化名城,留存有大量近代优秀历史建筑,全市划定的44片历史文化风貌区中,仅市级优秀历史建筑就达1058处,此类建筑多为砖木结构或混合结构,采用浅基础坐落于软土地区的②层“硬壳层”上,结构整体性差、抗变形能力弱,历经百年使用后普遍存在沉降、倾斜等问题。由于建成年代久远,这些历史建筑普遍存在地下空间开发不足、配套设施不完善等短板,导致停车困难、商业配套受限等问题,难以满足现代办公、文化展示等多元功能需求,严重制约了其活力激发与价值释放。因此,通过托换、顶升及地下空间开发等技术手段,实现历史建筑的保护与功能提升,成为破解历史建筑保护与城市发展矛盾的核心路径5-8
然而,软土地基条件下,历史建筑地下空间开发面临诸多独特且严峻的技术难点:一方面,历史建筑的原位保护要求严格,需最大限度保留砖砌外立面、木桁架屋架等核心风貌构件,这极大限制了托换、移位施工的操作空间,且施工过程中需严格控制对原有结构的扰动9-10;另一方面,软土地基承载力低、流变特性显著,基坑开挖卸荷效应引起的土体位移与基础托换施工荷载叠加,形成复杂的“基坑-土-结构”相互作用体系,易导致历史建筑产生过大附加变形,甚至引发结构开裂11-13,进一步加剧了变形控制难度;而超高位顶升过程中需同步实现倾斜纠偏,更增加了工程实施的风险与复杂度14
梳理现有研究成果可知,既有建筑地下空间开发案例多针对单体建筑或简单场地条件,针对软土地基、紧邻复杂深基坑群双重约束下,历史建筑超高位顶升与地下空间协同开发的技术体系仍有待完善。现有研究多集中传统托换结构与顶升技术15-17,缺乏对复杂环境下全过程变形耦合控制机制、多工序交叉作业协调等关键问题的系统性研究,难以满足历史建筑“风貌保护、空间拓展、功能提升、抗震强化”的一体化需求。
上海黄浦路106号“红楼”为上海市优秀历史建筑,在其保护性综合改造工程中,面临周边复杂深基坑群同步施工(最大挖深16 m,最小距离仅9 m)、整体超高位顶升6.55 m以恢复历史风貌、同步开发地下空间并提升建筑抗震性能的三重核心挑战。本文结合该项目实践,针对软土地基历史建筑地下空间开发与功能提升的核心需求,系统研发并应用融合基础托换、变形主动调控、高位同步顶升与隔震增层的成套关键技术,破解工程难点,实现历史建筑保护与功能提升的协同发展,以期为同类工程提供理论依据与技术参考。
上海黄浦路106号“红楼”建成于20世纪初,为上海市第二批优秀历史建筑。其建筑立面为清水红砖,主体为三层砖木结构,建筑面积约2700 m2,是具有重要历史与文化价值的风貌建筑(图1)。该建筑以居住与办公为主,平面大致呈矩形,东西向总长约37.8 m,南北向总宽约23.6 m,纵、横墙承重,内、外墙采用烧结黏土红砖与黏土石灰砂浆砌筑,采用木楼盖,基础为砖砌条形基础。
根据周边城市规划要求,该建筑南侧将建设9 m高的外滩贯通平台。为展现红楼历史建筑风貌、提升建筑立面连续性,需将红楼在原址整体抬高6.55 m(首层标高由3.960 m提升至10.510 m),以摆脱防汛墙遮挡。同时,由于整体抬高后建筑地震剪力显著增大,原有砖木结构难以承受,需在建筑底部新增地下一层隔震层,通过隔震措施减小地震作用,提升建筑抗震性能,实现功能提升与抗震安全保障的协同18
红楼周边在建及待建工程密集8:东侧为北外滩贯通和综合改造提升工程一期项目基坑(挖深16 m,距离约9 m),西侧为海鸥饭店基坑(挖深11.3 m,距离约11 m),南侧为防汛墙基坑。施工时序为:防汛墙基坑→红楼修缮改造与一期项目基坑同步→海鸥饭店基坑。如何减少周边基坑工程对历史建筑的附加变形是面临的另一个难题。
为确保建筑功能提升、整体顶升及地下空间开发的安全性,综合改造施工前对红楼开展了全面的结构现状检测,结合专业检测报告与现场勘察结果,明确结构现状如下:
1)结构材料方面,原建筑内墙砌筑砖为青砖,外墙外层为清水红砖、内层为青砖,采用回弹法测得砖抗压强度平均值为6.683 MPa,标准差为1.177 MPa。墙体砌筑砂浆为黏土石灰砂浆,采用贯入法测得砂浆强度平均值为2.694 MPa,标准差为0.762 MPa,表明整体强度较低,抗剪性能有限。
2)结构变形方面,建筑存在明显倾斜问题,表现为西南角高、东北角低,最大高差约400 mm,整体向东北方向倾斜,东西向最大沉降差为239 mm,南北向的为164 mm,基础倾斜率约10‰,墙面倾斜率约12.6‰,远超GB 50007—2011《建筑地基基础设计规范》允许限值(4‰),若不进行纠倾,将严重影响后续顶升施工安全与结构稳定性。
3)结构损伤方面,由于建成年代久远,受环境侵蚀与长期使用影响,部分墙体出现裂缝,主要集中在墙体转角与门窗洞口周边,部分裂缝宽度接近0.3 mm,虽未达到危险裂缝等级,但需在施工过程中重点监测与控制,避免裂缝进一步扩展。
此外,原基础为砖砌条形基础,未设基础梁,基础体系与上部结构整体性较差,抗变形能力弱,难以承受周边土体扰动与整体顶升带来的荷载变化13
场地属滨海平原地貌,典型软土地层。浅部分布①₃层灰色黏质粉土夹淤泥质粉质黏土(江滩土),厚度0.9~11.4 m,松散易塌孔、渗透性强。其下为②3层砂质粉土、④层淤泥质黏土、⑤层黏土及粉质黏土。地下水埋深0.3~1.5 m,与黄浦江有水力联系。主要土层物理力学参数见表1
结合软土地质、历史建筑保护及工程实施要求,关键技术难题集中体现为四方面:
1)软土扰动与周边基坑引发的变形精准控制难题。软土地基承载力低、流变特性显著,加之东侧16 m、西侧11.3 m深基坑群同步施工,易引发建筑不均匀沉降与倾斜加剧;砖木浅基础结构抗变形能力弱,必须将全过程附加变形控制在极小范围,同时防止既有裂缝扩展,变形协同控制难度极大。
2)6.55 m超高位整体抬升与结构安全保障难题。建筑为砖木结构、条形浅基础,整体性差、材料强度低,6.55 m超高位顶升极易引发墙体开裂、结构失稳;同时需同步完成300 mm纠倾,顶升同步性、姿态控制与结构安全保障要求极高。
3)历史建筑下方原位开挖2.6 m地下空间难题。作业空间狭小、施工扰动风险突出;浅部软土松散易塌孔,开挖易诱发基础失稳;同时需完成隔震支座与黏滞阻尼器安装,顶升、纠倾、地下开挖、隔震施工多工序交叉,组织协调与工序衔接复杂。
4)历史建筑最小干预与风貌保护难题。历史建筑保护等级高、约束严格,所有托换、提升、顶升、开挖措施均需最大限度降低对风貌构件的干预,实现保护与开发协同,施工工法与设备选型均需适配历史建筑特点。
工程确立有机融合基础托换、变形主动调控、地下开挖、高位顶升、隔震加固的总体方案,系统破解软土历史建筑改造核心难点。总体设计方案如下:首先,施工托盘梁与锚杆静压钢管桩,并安装提升装置与变形主动调控系统,将上部荷载由天然浅基础转移至托换桩基,形成第一道变形控制防线,抵御周边基坑开挖扰动;其次,通过小幅提升0.6 m创造下部作业空间,并设置钢板桩围护体系,在建筑下方安全开挖2.6 m深度的土方,施工钢筋混凝土基础底板,形成稳固的顶升下托盘结构,为后续顶升提供可靠的反力基础;然后,以底板为下托盘,采用A、B两组千斤顶同步交替顶升,完成5.95 m顶升,并同步纠倾0.3 m,实现顶升与纠倾一体化完成;最后,施工隔震层,安装隔震支座与黏滞阻尼器,大幅提升抗震性能。待结构达到设计强度后,卸载顶升设备,完成荷载向永久隔震体系转换,最终实现风貌保护、空间拓展、抗震强化协同目标。
按照上述总体设计方案,历史建筑地下空间开发的技术路线如图2所示,简要介绍如下:
1)对历史建筑进行临时处理和加固,拆除不必要的构件并对重点部位进行临时加固处理,如图2(a)所示。
2)进行第一皮土方开挖和上托盘结构施工,包括夹墙梁和抬梁,预留压桩孔,如图2(b)所示。
3)待上托盘结构达到强度,利用预留压桩孔,进行锚杆静压桩施工,如图2(c)所示。
4)安装提升装置,如图2(d)所示。在一期项目及海鸥饭店项目基坑施工过程中进行主动变形调控。
5)施工基坑开挖所需围护体,如图2(e)所示。
6)历史建筑提升0.6 m,施工基坑周边支撑围檩,如图2(f)所示。
7)第二阶段土方开挖至基底,如图2(g)所示,形成隔震层所需的地下空间。
8)进行垫层、基础底板钢筋绑扎和混凝土浇筑,即形成顶升下托盘结构,如图2(h)所示。
9)在基础底板上安装顶升千斤顶,并施加顶力将托换桩荷载转移至千斤顶,如图2(i)所示。
10)随后两组千斤顶交替同步顶升,每组行程顶升10 cm左右,如图2(j)所示。
11)顶升到位后,施工隔震层及一层结构,如图2(k)所示。
12)待混凝土达到强度,拆除千斤顶,上部荷载转移到永久结构柱上,拔除钢板桩,如图2l)所示。
这种先提升后顶升接力式抬升方法相较提升式方法不受层高的限制,相较顶升式方法可以避免开挖施工对原结构的扰动风险,同时提高效率,从而达到安全高效、经济合理的目的。
结合软土地基特性与红楼紧邻深基坑的环境特点,为实现建筑变形的精准控制与安全提升,开发了适配历史建筑的提升装置与变形主动调控系统,同步整合基础托换相关技术,形成“托换-提升-调控”一体化技术体系。基础托换采用锚杆静压桩结合托盘梁体系,沿原条形基础两侧施工800 mm×800 mm钢筋混凝土托盘梁,通过型钢联系梁、穿墙钢筋与原基础连接,增强新旧结构协同性;采用ϕ299×10 钢管桩作为托换桩,有效桩长为30 m,桩端嵌入⑤3-1层粉质黏土夹黏质粉土作为持力层,单桩承载力特征值为430 kN,总计布设290根,采用“对称、分散、跳打”原则进行施工,实现荷载均匀传递2513-14
历史建筑提升装置由上下反力梁、拉杆及可编程逻辑控制器(PLC)同步液压控制系统组成,核心优势在于利用穿过托盘梁预留桩孔的托换桩提供反力,无需另设下底盘,对历史建筑干预小,适配基础埋深浅、室内净空受限的历史建筑提升需求15
提升装置工作原理:建筑荷载通过锚固于托盘梁的拉筋传递至上层分配梁,再经千斤顶传递至下层分配梁,最终传递至反力桩;通过上下分配梁与拉筋间两组锚具的交替锁定与千斤顶的顶升动作,实现建筑的竖向移位。装置中千斤顶选用200 t级液压千斤顶,行程140 mm,控制精度可达位移±0.1 mm、压力±0.5 MPa,每套装置配置1支拉线位移传感器和2个压力传感器,用于实时监测荷载与位移数据(图3)。
提升装置平面布置与千斤顶布置协同配合,结合托换桩与托盘梁位置(图4),合理布设分配梁与拉筋,确保荷载传递均匀,避免局部应力集中。提升装置及千斤顶平面布置如图4所示,共设置单桩分配梁16个、双桩分配梁125个、三桩分配梁8个,千斤顶对应布置于分配梁中心,确保顶升力均匀传递。
在桩顶设置可调式主动托换系统,实现建筑变形的主动控制与安全保障,包括三道防线。第一道防线为托盘梁体系,沿原基础两侧施工夹墙梁,通过型钢联系梁、穿墙钢筋与原基础连接,增强基础整体性,作为竖向托换底盘;第二道防线为钢管桩,通过锚杆静压桩将上部荷载传递至深层持力层,将原浅基础增强为桩基础,提升抗变形能力;第三道防线为提升装置与PLC控制系统,在桩顶安装提升装置,当监测到差异沉降超过5 mm时自动启动顶升补偿,实现主动调平,确保建筑在基坑施工与顶升过程中的变形可控。
变形主动调控以“实时监测、动态补偿、精准控制”为核心,依托PLC同步液压控制系统,实现建筑变形的自动化调控。监测系统实时采集各测点沉降、倾斜及结构应力数据,传输至控制平台;控制平台对数据进行分析处理,计算差异沉降量,识别需补偿区域;针对下沉区域启动对应提升装置,进行微量顶升补偿,单次补偿量≤2 mm,避免结构应力突变;顶升完成后,复核补偿效果,必要时进行二次微调,确保建筑变形控制在±5 mm以内。调控过程中,同步监测结构裂缝与钢结构应变,当裂缝宽度接近0.5 mm报警值或钢结构应变接近±100×10-6时,立即停止调控,调整顶升参数,确保结构安全。通过该调控机制,有效解决了软土地基扰动与基坑施工引发的建筑沉降问题,为后续顶升与地下空间开发奠定了坚实基础13
针对传统顶升中连续升高临时钢支撑产生的累积变形严重影响顶升建筑安全的难题,研发了设置A、B两组千斤顶的同步交替顶升技术,实现了非卸荷顶升同时补偿了钢支撑的累积压缩变形。采用“位移控制、压力跟随”控制模式,通过PLC精准控制顶升力与位移1,避免因顶升不均引发结构开裂,实现了历史建筑安全平稳顶升。
选用200 t/140 mm液压千斤顶作为顶升设备。采用A组和B组千斤顶交替顶升的方式,每组各90台千斤顶,建筑总质量约为70000 t,每个千斤顶平均受力约800 kN。千斤顶布置过程中,避开托换桩、剪力墙、上下支墩、一层梁及托换层梁等关键部位,确保荷载传递均匀(图5)。单次顶升行程100 mm,A组顶升时B组随动升高,待A组到位后B组逐步加压承接荷载,A组卸载松开,随后B组顶升下一行程,如此交替顶升至设计标高。
为应对6.55 m超高顶升的稳定性需求,采用分级支撑与加固策略,确保顶升过程中建筑结构整体性与抗倾能力。顶升钢垫块采用ϕ609×16钢管,2.2 m高度以内采用50 cm钢支撑叠加,高度达到2.2 m后,更换为2 m钢支撑;每顶升2.5 m增设一道纵横向加固钢结构,增强顶升过程中的结构整体性,防止建筑发生侧向变形。现场顶升支撑加固实景如图6所示。
顶升前,红楼存在明显倾斜问题,表现为西南角高、东北角低,最大高差约400 mm,建筑物整体向东北方向倾斜,东西向最大沉降差为239 mm,南北向为164 mm,基础倾斜率约10‰,墙面的为12.6‰,若不进行纠倾,将严重影响顶升过程中的结构安全与顶升精度。
针对红楼初始倾斜大的问题,提出了历史建筑按空间旋转轴线性位移控制的高位纠倾技术,以及“先正形,再顶升,后微调”的分阶段实施、分级纠倾、动态调整纠倾工艺,避免了纠倾对历史建筑的损伤。提升阶段利用提升装置进行初步纠倾,释放初始倾斜应力;顶升阶段分12个行程完成正形纠倾与微调纠倾。
第一阶段正形纠倾:对建筑最低点顶升250 mm,通过大幅纠倾减小高位顶升过程中既有倾斜带来的危害。正形纠倾完成后,建筑最大高差约100 mm,基础倾斜率约3‰,倾斜程度显著改善。
第二阶段微调纠倾:在建筑整体顶升到位后,对最低点顶升约50 mm,进一步调整建筑标高与倾斜度。微调纠倾完成后,建筑最大高差约55 mm,基础倾斜率约2‰,墙面倾斜率平均值<5‰,最大值<10‰。
单次纠倾量不超过行程的20%(20 mm),相邻行程纠倾量变化≤5 mm,避免结构应力突变。顶升结束时,各测点最大高差由初始的337 mm减小至55 mm,基础倾斜率降至2.5‰以内,墙面平均倾斜率降至5‰以内,纠倾效果显著。
为了增强历史建筑上部结构的整体性,采用“内拉外撑”的思路,设置了多道钢结构围箍、预应力拉索,如图7所示。竖向设置钢立柱与围箍焊接成整体,钢立柱的下部锚固在上托换盘梁上。角部钢立柱之间设置剪刀撑。在建筑南、北侧采用4根钢桁架柱进行加固,采用200 mm×16 mm的方钢管焊接而成,生根于托盘梁顶,在纵横向都有较大的刚度,可进一步提高建筑的抗侧刚度。对应围箍标高设置纵横向拉索,拉索沿墙体两侧布置,拉索穿墙处尽量避开重要保护部位。
红楼立面门窗洞口较多,且均有一定的历史艺术价值,属重点保护部位。为增加墙体整体刚度,提高其整体性,除主要出入口外,对一层外墙门窗洞口采用砌块封堵,二层室内外门窗洞口用钢支撑加固。砌体封堵墙采用200 mm厚A5级加气混凝土砌块、DM5级水泥砂浆,封堵砌体与原结构间采用塑料薄膜隔离。临时钢支撑加固钢构件外圈采用[20a槽钢,内部斜杆采用∟100×6角钢。
顶升阶段千斤顶与结构墙底近似铰接状态,结构整体处于非稳定状态,顶升施工时需设置水平约束,保证结构顶升过程中的稳定性。为防止顶升过程中建筑发生侧向位移,设置3处限位结构,由于顶升高度较大(6.5 m),限位结构无法一次安装到位,需在顶升3.5 m后进行接高,确保整个顶升过程中建筑侧向位移可控,避免结构失稳。
有限元分析表明,加固后结构整体刚度提升约40%,顶升点附近墙体主拉应力降至砖砌体抗拉强度允许范围内。监测数据显示,钢结构应变在顶升过程中数据变化幅度<45×10-6,小于设计规定的±100×10-6,表明临时加固措施有效,结构受力处于安全范围。
“红楼”综合改造工程于2021年2—5月完成原址整体顶升,依托六大核心关键技术,实现历史建筑风貌保护、超高顶升与地下空间开发一体化目标,成效显著。工程完整保留清水红砖外立面、木桁架屋架等核心风貌构件,首层标高由3.960 m提升至10.510 m,摆脱防汛墙的遮挡,充分展现了历史风貌(图8)。项目完成6.55 m超高顶升,同步误差控制在±2 mm以内,并将建筑基础倾斜率由9.12‰纠倾至2.5‰。全过程监测表明结构各项指标均受控,无新增损伤。
2020年3—5月完成首层土方开挖、托盘梁施工及锚杆静压桩施工。同期东侧一期项目基坑开挖。监测结果(图9)表明:压桩初期建筑东南角最大下沉约19 mm(报警值20 mm),西南角抬升约10 mm。5月21日所有调平装置安装完成后,建筑沉降得到全面控制,沉降稳定在±5 mm以内。裂缝监测显示,裂缝扩张主要发生在CF01、CF04测点,最大值约0.3 mm(报警值0.5 mm),其余测点裂缝稳定或收缩。
2021年2月8—10日,按“称重—试提升—正式提升”流程,完成建筑0.6 m整体提升,优化作业空间并初步释放倾斜应力。依托PLC同步液压控制系统,提升过程平稳,各测点相对高差变化小,结束时建筑呈东西侧略高、南北侧略低趋势。监测表明,钢结构应变变化<45×10-6,无裂缝扩张,结构受力稳定,顺利达成提升目标。
2021年3月底—4月初,采用人工与小挖机配合作业,完成2.6 m深土方开挖(图10),严格执行随挖随浇垫层、控制临时堆土等要求。开挖期间,建筑沉降波动小,测点相对位置无明显变化,无新增裂缝,土体位移稳定。开挖完成后,施工925 mm厚筏板式下托盘,精准安装各类预埋件,为顶升提供可靠反力支撑。
2021年4月22日—5月22日,采用A、B两组千斤顶交替顶升技术和“位移控制、压力跟随”模式,完成5.95 m顶升,如图11所示。顶升结束时,建筑一楼线脚标高由约4.870 m升至10.480 m;以及“先正形、后微调”工艺同步纠倾300 mm,将初始最大高差337 mm降至55 mm,基础倾斜率由9.12‰降至2.5‰以下。顶升中采用分级支撑加固,全程实时监测。钢结构应变、裂缝等指标均满足安全要求,顺利完成顶升纠倾任务。
选取典型墙面倾斜测点分析(图12):测点QX4初始墙面倾斜率约11‰,顶升过程中逐步减小至5‰以内。
2021年10月21日完成千斤顶卸载,荷载转移至永久隔震支座。卸载阶段建筑沉降量为5.75~13.15 mm,平均为9.4 mm,无明显差异沉降。结构荷载顺利转换至永久使用状态。
以上海黄浦路106号“红楼”工程为依托,针对软土地基优秀历史建筑功能提升与地下空间开发的核心需求,系统研发并应用了一系列关键技术。结合工程实践总结如下:
1)本工程通过6.55 m超高位顶升适配北外滩贯通规划、保留建筑风貌,新增地下一层与隔震层拓展使用空间,同时增设隔震支座与黏滞阻尼器强化抗震性能,实现“风貌保护、空间拓展、抗震强化”协同目标。
2)结合软土地基特性与历史建筑保护要求,确立“先保护、再提升、后顶升”思路,采用“托换-提升调平-顶升-隔震”一体化技术路线,有机融合多项关键环节,有效解决软土地基上历史建筑改造核心难点。
3)研发适配历史建筑的提升装置及变形主动调控系统,以托盘梁、钢管桩为基础,结合PLC同步液压控制系统形成三道变形控制防线,累积附加变形控制在±5 mm以内;创新地采用A、B两组千斤顶同步交替顶升技术及“位移控制、压力跟随”闭环控制模式,配合“先正形、后微调”分阶段纠倾技术,完成300 mm纠倾并将基础倾斜率降至2.5‰以内,通过分级支撑保障超高位顶升安全,且提升装置无需额外反力基础,对建筑干预小。
4)各项技术协同应用完成了超高位顶升、地下空间开发与抗震提升,无新增结构性损伤,监测指标均满足控制要求。该工程为软土地基上历史建筑改造提供了可复制案例,对城市文化遗产活化与城市更新具有重要参考价值。
